Terms & Conditions

These terms govern your booking and stay with ARLO Stays. By making a booking, you agree to them on behalf of yourself and all guests in your party. Please read them alongside the cancellation policy and conditions shown for each property at the time of booking.

1. These terms

“ARLO Stays” (“we”, “us”, “our”) — ABN 26 626 784 875 — provides short-term rental accommodation in Sydney, NSW. “You” means the person making the booking (the lead guest), who is responsible for the booking and the conduct of all guests. By booking, you accept these terms.

2. Bookings & eligibility

You must be at least 18 years old to make a booking and enter into this agreement. You agree to provide accurate booking and guest information. A booking is confirmed only once payment is successfully processed and you receive a confirmation; we may decline or cancel a booking where information is inaccurate, a property is unavailable, or a booking fails our security or screening checks.

3. Prices & payment

Prices are shown in Australian dollars (AUD) and include applicable taxes and fees as displayed at checkout. The full amount is payable at the time of booking via Stripe, our payment processor. By paying, you authorise the charge for your stay.

4. Security & damage

No security deposit is held at booking. Instead, you authorise us to securely save your payment method (via Stripe) and to charge it after checkout for any damage, loss, excessive cleaning, missing items, or breach of these terms or the house rules, up to $500. We will provide reasonable detail of any such charge. This does not limit our right to recover amounts that exceed this figure where you are legally liable.

5. Cancellations & refunds

The cancellation policy that applies to your booking is shown on the property page and at checkout, and forms part of these terms. Refunds (if any) are calculated according to that policy and the timing of your cancellation relative to check-in. To cancel, contact us at contact@arlostays.com as soon as possible. Refunds are returned to your original payment method.

6. House rules & guest conduct

You and your guests agree to:

  • not hold parties, events or gatherings — our apartments are in residential buildings and noise may be monitored;
  • have only the number of guests included in the booking stay overnight; no unregistered guests or visitors;
  • not exceed the property’s maximum occupancy;
  • observe building and strata rules, quiet hours, and respect neighbours;
  • not smoke inside the property;
  • treat the property and its contents with care and report any damage promptly.

We may require photo ID before arrival. Serious or repeated breaches may result in termination of your stay without refund.

7. Check-in, access & departure

Check-in and check-out times are shown on the property page. Check-in instructions and the exact address are provided before arrival. Please follow the departure instructions; late check-out without prior approval may incur a charge.

8. Changes or cancellation by us

In rare cases we may need to change or cancel a booking — for example, due to events beyond our reasonable control (including loss of access to a property, damage, or force majeure). Where we cancel, we will offer a comparable alternative where possible or a refund of amounts paid for the affected nights. This is our maximum liability for such changes.

9. Your responsibilities & liability

You are responsible for the property during your stay and for the acts of all guests. You agree to indemnify us for loss or damage arising from your or your guests’ breach of these terms, misuse of the property, or negligent or unlawful conduct.

10. Our liability

Nothing in these terms excludes rights you have under the Australian Consumer Law that cannot be excluded. To the extent permitted by law, our liability is limited to re-supplying the accommodation or paying the cost of doing so, and we are not liable for indirect or consequential loss, or for personal belongings left at a property.

11. Privacy

We handle your personal information in accordance with our Privacy Policy.

12. Governing law

These terms are governed by the laws of New South Wales, Australia, and you submit to the non-exclusive jurisdiction of its courts.
